Staging a Non-Vacant Home

Why is it important to stage a Non-Vacant house?

Non-Vacant homes usually have a lived in feel. They feel warmer than a vacant home, but the issues of clutter and too much “stuff” can be a problematic area with an easy fix! You need a set of IMPARTIAL EYES to help you see what changes could be made to MAXIMIZE the return on your most prized possession. If a realtor is already involved, they also have an emotional investment in your house. They might not see the changes that need to be made or may be too timid to be completely honest with you for fear of offending you. When staging a Non-Vacant Home, Dragon Design, LLC will follow steps to guide you through the process:

The Consultation

During an initial consultation, Dragon Design, LLC will come out to your home, take pictures and detailed notes about the space and go over our findings with you. The fee for an initial consultation is based on an hourly rate.

  • We will consider the curb appeal and interior space of your home
  • Spend some time explaining our assessment and discussing how you can get the most money for your home during the staging process. We typically spend 1-2 hours on-site with the homeowner.
  • For an additional fee, Dragon Design, LLC will provide you with a formal, written evaluation within 48 hours
  • If it appears there is work to be done and that you would like Dragon Design, LLC to help, we will draft a customized estimate for you in a timely manner.

The Staging

Dragon Design, LLC works quickly! Once we have agreed on a contractual staging date, we will ask that you vacate the home for the day(s) during the actual staging.

  • Dragon Design, LLC will credit you the investment spent on the initial consultation
  • Your home will be staged over the course of a day or two by our professional staging team.
  • The goal is to transform your home into a marketable house! We will use as many existing pieces within your home as possible, rearrange furniture for a more pleasing layout if necessary and turn your home into a comparable, designer model home!
  • Any “gaps” will be filled in with Dragon Design’s, LLC own rental inventory of furniture and/or accessories, which can be rented on an “as needed basis” or you can purchase the missing items and take them with you to your new house!
  • The transformation is exciting and rewarding!

BEFORE:

  • Similar to a Non-Vacant staging consultation, we will consult with you on an hourly basis.
  • We will devise a plan that is on target with your time frame and budget
  • With time on your side, we can also save money because there is more time to research and explore pricing.

AFTER:

  • You will have time to actually ENJOY the changes before it’s time to move
  • Being organized on the front end of the sales process will make the actual transition go more smoothly.
  • When it is time to list your home, the staging will be complete and your disruption will be minimal!
